Tri-Valley Real Estate Market Report

Here’s a recap of the real estate market trends for January 2026 in Pleasanton, Livermore, San Ramon, Danville, and Alamo. Thank you to Katie Moe and Jaime Hall at Connect California Homes for the report!

Days on Market (DOM):
January showed a noticeable shift after the holidays. Pleasanton homes sold 8 days faster, and Alamo sped up significantly with 24 fewer days on market. On the flip side, Livermore (+17 days), Danville (+7), and San Ramon (+4) saw homes take a bit longer to sell as new inventory hit the market.
Homes Sold:
Sales slowed across the board, which is typical for January. Pleasanton sold 11 fewer homes, Livermore 15 fewer, San Ramon 9 fewer, Danville 14 fewer, and Alamo 1 fewer compared to December.
Inventory Trends (Homes on Market):
Inventory jumped in every city as sellers re-entered the market after the holidays. Buyers have more choices heading into early spring.
Compared to January last year:
Across most of the Tri-Valley, homes are selling faster and, in several cities, more homes are closing than this time last year, showing stronger buyer activity despite seasonal slowdowns.
January 2026 data is compared to December 2025 and is accurate as of February 9th 2026.
