From the entrepreneurs opening new businesses to the teachers, volunteers, community leaders, winemakers, chefs, nurses, moms, daughters, and friends who keep everything moving, this community runs on the strength, kindness, and determination of women.

Tri-Valley Real Estate Market Update!

Here’s a recap of the real estate market trends for February 2026 in Pleasanton, Livermore, San Ramon, Danville, and Alamo as we begin to see the spring market take shape. Huge thanks to Connect California Homes for this update!

🔼 Price Changes (Median List Price):
Pleasanton: $1,905,000 (+18.2%) 📈
Livermore: $1,296,500 (-6.6%) 📉
San Ramon: $1,448,000 (-15.5%) 📉
Danville: $2,023,500 (+5.8%) 📈
Alamo: $2,250,000 (-5.2%) 📉

📅 Days on Market (DOM):
Homes sold faster across every city in February, a strong signal that buyers are becoming more active as we approach spring. Livermore saw the biggest shift with homes selling 24 days faster, while Danville sped up by 21 days, Pleasanton by 1 day, and both San Ramon and Alamo by 6 days.

🏠 Homes Sold:
Buyer activity picked up in several areas. Pleasanton saw 1 more home sold, Livermore jumped significantly with 17 more sales, San Ramon closed 5 more homes, and Alamo saw 3 more sales compared to January. This increase in transactions is a typical early sign of the spring market ramping up.

📉 Inventory Trends (Homes on Market):
Inventory is also growing as sellers prepare for spring. Pleasanton added 3 more homes, Livermore saw a major jump with 23 additional listings, and San Ramon added 11 homes, giving buyers more options heading into the busiest season of the year. Alamo remained relatively steady with only a slight dip in available homes.

📊 Spring Market Outlook:
With homes selling faster, more listings hitting the market, and sales activity picking up, the Tri-Valley housing market is clearly transitioning out of the winter slowdown and into the spring market, traditionally the most active time of year for both buyers and sellers.

Celebrate St. Patrick’s Day weekend at McGrail Vineyards as they raise a glass to their Irish roots on Sunday March 15th from 2-5pm ☘️

Spring Hikes and the Tri-Valley’s Beautiful Wildflowers

Each spring, the Tri-Valley hills come alive with colorful wildflowers, and there are several great spots nearby to see the bloom.

From the sweeping hills of Morgan Territory and Mount Diablo to the lakeside trails at Del Valle and the scenic paths through Sunol and Las Trampas, nature really shows off this time of year.

Peak viewing typically runs mid-February through May, with California poppies, lupines, and mustard lighting up the landscape.

So grab your hiking shoes, stay on the trails, and enjoy one of the prettiest seasons in the Tri-Valley. 🌼

A few quick tips before you head out wildflower hunting in the Tri-Valley:

Go early in the day. Morning light makes the colors pop and the trails are usually quieter. Plus, it’s the best time for photos.

Morgan Territory is the local favorite. If you only have time for one spot, head there — the rolling hills and huge variety of blooms make it one of the most reliable wildflower displays in the area.

Look for poppies on sunny slopes. California poppies open when the sun is out, so mid-morning to early afternoon is when they really shine.

Stay on the trails. The flowers are delicate and protected in many areas, so enjoy them with your camera — not your hands.
