Summer Tips for Home Sellers This Summer!
This month’s Local Authority is Jaime Hall with Connect California Homes, and we’re talking about what local homeowners should know if they’re thinking about selling. Here’s my recent Q&A with Jaime!
Rebecca: What are you telling local homeowners right now if they’re thinking about selling?
Jaime: I’m telling them a successful sale comes down to three things: pricing, home prep, and marketing. And all three have to be right from the start, because the first week on the market really sets the tone for everything that follows.
Rebecca: Let’s start with pricing. Why is that so important right now?
Jaime: Buyers are more selective than they were a few months ago. The market has been cooling off a bit in recent weeks, with more homes available and demand softening. We’re already seeing prices move lower as a result. So pricing correctly from day one is critical. If you come out too high, you can miss that first wave of serious buyer attention and lose momentum fast.
Rebecca: What about home prep?
Jaime: Prep matters because first impressions matter. That doesn’t always mean a major renovation. Usually it means decluttering, deep cleaning, touch-up paint, improving curb appeal, and making sure the home shows well both in person and online. Buyers react emotionally first, so the home needs to feel move-in ready and well cared for.
Rebecca: And how does marketing play into that?
Jaime: Marketing is what creates urgency. It’s not enough to just put a home in the MLS. You need strong photos, strong presentation, and a strategy to get the listing in front of the right buyers immediately. A strong launch creates activity, and activity creates leverage.
Rebecca: What should sellers be watching in the market ahead?
Jaime: Expect this cooling trend to continue, especially if the index falls into the buyer’s zone. Sellers should also watch for a persistent upturn in market action, because that would be an early sign that prices could start rising again.
