Here’s a recap of the real estate market trends for April 2026 in Pleasanton, Livermore, San Ramon, Danville, and Alamo.
Price Changes
Pleasanton: +11.7%
Livermore: +5.1%
San Ramon: +12.2%
Danville: -0.1%
Alamo: +1.1%
Days on Market (DOM)
The spring market remained competitive across most of the Tri-Valley, with homes still moving quickly overall. Pleasanton and Danville stayed flat month-over-month, Livermore slowed slightly by 2 days, San Ramon increased by 4 days, while Alamo homes sold 1 day faster.
Homes Sold
Sales activity picked up across nearly every city this month. Pleasanton sold 3 more homes, Livermore 2 more, San Ramon jumped by 9 sales, and Alamo nearly doubled with 9 additional homes sold. Danville remained steady with the same number of homes sold as March.
Inventory Trends
Inventory continued rising throughout the Tri-Valley, giving buyers more options heading deeper into the spring market. Pleasanton added 14 homes to the market, Livermore increased by 6, San Ramon saw a large jump of 23 homes, Danville added 17, and Alamo inventory remained relatively flat with 1 additional home available.
The Tri-Valley spring market continued gaining momentum in April, with higher sales activity, rising inventory, and price growth in most cities. While homes are still selling relatively quickly, the increase in available inventory is beginning to give buyers more opportunities and negotiating power compared to earlier in the year. Demand remains strong, especially for updated and well-priced homes, but market conditions are becoming more balanced as we move further into the busy spring season.
April 2026 data is compared to March 2026 and is accurate as of May 18, 2026.
