Local Authority - Real Estate Tips from Katie Moe at Connect California Homes
I’m so excited to continue collaborating with Katie Moe and her team at Connect California Homes as our Local Authority in real estate. Each month, you’ll get real answers and real strategy from Katie or one of her knowledgeable team members who truly understand the Tri-Valley market.
Question: With so few homes for sale in Pleasanton, should I wait until the “Spring Rush” in April to list my home?
Answer from Katie Moe: It is a common myth that you should wait for the flowers to bloom before listing. In the Tri-Valley, 2026 is moving faster than the traditional cycle. We are already seeing multiple offers in February, driven by a severe inventory squeeze in Pleasanton. When you list now, your home is not just one of many, it is the main event.
By April, while more buyers enter the market, so do more sellers, which means more competition for you. Tri Valley markets are starting to open up, and the buyer hunger is already high.
If your home is ready, listing now allows you to capture serious “Early Bird” buyers who are frustrated by the lack of choice. You have maximum leverage when you are the only option on the block.
Do not wait for the crowd to dilute your advantage. The best time to sell is when the demand to supply ratio is most in your favor, and in 2026, that window is open right now.
Connect California Homes is redefining real estate in the East Bay with authenticity, advocacy, and a true commitment to community. Founded by Katie Moe and her partners, this team of expert agents brings creative strategies and tailored support that go far beyond buying and selling. They’re here to build lasting relationships and make every client feel at home from the very first connection.

Dinner Club - Round 2! This Time in Downtown Pleasanton!
Last month we hosted the very first Tri-Valley Explorer Dinner Club in Downtown Livermore… and it was SO much fun.
New friendships were formed, tables were full of laughter, and the after-dinner meet-up brought everyone together for even more fun. It was exactly what I hoped it would be - relaxed, welcoming, and full of great energy.
The next Tri-Valley Explorer Dinner Club is happening Thursday, March 19th in Downtown Pleasanton and I would love for you to join us.
If you’ve ever wanted a fun, low-pressure way to meet new people, try a great restaurant, and skip the awkward networking vibes, this is for you.
Here’s how it works:
Head to the link and take a quick personality quiz. You’ll be thoughtfully matched with five other locals based on shared interests, dining preferences, and budget comfort. Each of table of 6 will dine at a different downtown restaurant.
The twist? Your restaurant is revealed the morning of the event. Hello, adventure!
After dinner, everyone is invited to a casual meet-up at a local bar to connect and continue the night together. I’ll be there at the after-party and cannot wait to raise a glass with you.
Spots are limited so grab yours now and pull up a chair. Click here to sign up!

This Saturday! Dinner Event of the Year - 8 Courses Paired with Wine
🍷✨ Terroir at the Table Is Coming — And I’ll Be There
This Saturday!
Terroir at the Table (March 7 at the Martinelli Event Center) is bringing together some of the most talented female chefs and winemakers in Livermore Valley for an intimate 8-course tasting experience — and the pairings are going to be incredible.
Each course is created by a celebrated local female chef and paired with wine from a female-led winery. It’s a beautiful celebration of women, craftsmanship, and community…all in one room.
Beyond the food and wine (which I already know will be exceptional), it’s also a chance to connect, meet the makers, and celebrate the inaugural Woman of the Year.
These are the kinds of nights that remind you why Livermore Valley is so special.
