Which Tri-Valley City is Right For You?

QUESTION: Which Tri-Valley City Gives You the Most Home for Your Money Right Now?
ANSWER: If you’ve been dreaming about buying your first home in the Tri-Valley but keep running into sticker shock, you are definitely not alone. The good news is that each city offers something a little different, and understanding those differences can help you narrow your search.
Livermore: The Budget-Friendly Frontrunner
If stretching your dollar is the goal, Livermore is a great place to start. With a median home price around $1.2 million, it’s one of the more accessible options in the Tri-Valley. You still get so much of what makes this area special too, including a walkable downtown, great local restaurants, nearby wineries, and commuter-friendly access.
San Ramon: Newer Homes, Great Schools, and a Surprising Dip in Price
San Ramon is another city buyers should be paying attention to right now. Median prices are also around $1.2 million, and recent price drops may create opportunity for buyers who are ready to act. Add in highly rated schools, newer neighborhoods, and convenient freeway access, and it becomes a very strong option for families.
Pleasanton: The Sweet Spot for Lifestyle and Long-Term Value
Pleasanton has a higher median home price, around $1.6 million, but many buyers feel the lifestyle is worth it. Downtown is charming and walkable, the schools are excellent, and the sense of community is a big draw. A helpful tip for first-time buyers: condos here can average closer to $482,000, which can be a smart entry point.
Danville: The Prestige Pick
Danville is beautiful, highly desirable, and known for its historic downtown and top-rated schools. With a median home price around $1.8 million, it tends to be more of a long-term goal for many buyers.
At the end of the day, the right city depends on your budget, lifestyle, and long-term plans.

Pleasanton Downtown Concerts in the Park Schedule
One of my favorite summer traditions is heading to downtown Pleasanton on Friday nights for Concerts in the Park.
This year’s lineup looks so good and really has something for everyone, from rock and country to reggae and fun cover bands.
It’s such an easy, fun night out too. Bring a picnic, grab an ice cream from Meadowlark Dairy, and if you want to keep the night going, head downtown for a glass of wine after the concert.
Concerts in the Park happens every Friday from June 5 through August 28 from 7–8:30pm, and it’s definitely one to add to your summer list.
